But we like it lower than that and and there's no doubt at all that it is at this point in time pretty much of a tenant's market or a buyer's market. In Europe historical perspective. I have we've been here before. We have been here before because I'm forty years as a realtor here in winter time I've been through. Three or four different business cycles this is a business cycle it's the downside of one. This is a little bit different from anything I've experienced before. Primarily because of our government. -- them by our government you mean. What I mean the regulators who are. Telling bankers what they can and can't you you've got. A class of people from 25 years old 35 years old who never. Owned a business never built a building never. I'm done really much of anything. Telling people have been in making all their lives that they can't make loans. You've got the federal government saying that we've got all this money available and all this stimulus out here and they SBA's got money alone and then you've got this. Group of regulators -- telling bankers don't you dare loan money don't you dare if you do we're gonna penalize you. And you can't blame the bankers for. Tightening the -- story is much attention on it to -- and yes it is very very definitely.

The big boxes are only possible because of the really good credit. Of the tenants. And so that's one of the things you look for before you. Put a big box deal together is is the Tenet got good credit and that means. If things don't go awry and -- and be able to pay the bills and is certainly we've had major business failures but by and large. The taxes on those properties are current and they are being paid monthly. Five. Ten there are materials deals out there any real deals and you say man I don't know why somebody just doesn't do this. There's a large disconnect between. What buyers are willing to pay and what sellers are willing to accept right now. That's one of the things that is troubling the marketplace. Are their steals sure. Is if people get into trouble and they can't hold on there's gonna be steals. One of the difficulties right now is that the many people who would normally be in the market are sitting back hiding in watching and waiting for those deals to come. And instead of the normal. What I would call the normal ebb and flow of commerce. You eat if all your interest in is making a killing. I can't really blame someone for that but there aren't that many killings out there to be made.
